Questions, Answered
We're here to help with any questions about getting started in real estate. Getting licensed in Washington is a big step, so we've gathered and answered the most common ones below.
To become a real estate Managing Broker in Washington, an applicant must meet the prerequisites:
Be at least 18 years old
Possess a high school diploma or its equivalent
Be ready to answer legal background questions and provide documents if needed
Submit your fingerprints for the background check (due every 6 years)
Once the prerequisites have been met, an applicant must:
Complete 90-hours of commission-approved Managing Broker Pre-Licensing education
Pass the coursework final exam with a score of 70% or greater
Pass the state-issued Managing Broker License exam
Submit license application to the state
With the exception of the state-issued exam, the Washington real estate education required by the state can be completed entirely online. Therefore, the CE Shop offers 90-hour packages that can be completed online. If students complete 8 hours of coursework per day they could satisfy the requirement in as few as 12 days.
In addition to the cost of education and the application fee, there is an exam fee. For the most up-to-date cost, see the PSI Washington Managing Broker test details.
A Broker is licensed to conduct business on behalf of a Managing Broker and cannot operate independently of a brokerage. A licensed Broker can become a Managing Broker if they complete the required education and examination requirements.
A criminal record doesn’t necessarily disqualify a candidate, but they must be ready to answer legal background questions and provide documents if needed.
